The Service Request Application offers multiple report templates - on screen and download options. To access the Reports section, click on "Reporting" from the horizontal menu bar or from the tab drop-down menu.

The Reporting section home page hosts the "Your Reports and Downloads" list, which includes any previously generated reports or downloads. For more information on how to view and manage existing reports, view the section within the Help Document titled "Viewing and Managing Existing Reports & Downloads". To create a new report, click the "Create New Report" icon towards the top of the list page.

The first option on the list of available reports and downloads is the Advanced Reporting engine. This option is covered in the "Advanced Reporting (On Screen Reports)" section of this Help Document. Below we will cover the rest of the options starting with "Compare Dates", followed by a brief description of the other On Screen Reports, and lastly the Billable Downloads.

Compare Dates Report

Going back to the available reports list, the next report is the Compare Dates Report. The Compare Dates Report will show any Service Request activity for two select dates, i.e. March 1st and April 1st.. The report will filter by Date Type, Date Range and Status (Request, Billable and Billable Approval) as seen below.

  1. Name the Report - Create a specific report title if desired.

  2. Date Range and Date Type - The Date Range can be any two dates. The Date Type can be selected to include the Date the Request was Requested, Completed or Closed. You can also include archived requests in the report as well by selecting the option here.

  3. Choose Building - Select the Building you'd like to see the Maintenance Overview Report for or select All Buildings

  4. Service Type and Service Request Status - You can filter this report down to a specific service type by selecting from the service types drop down menu. You can also filter by the current status of the requests as well.

  5. Billable Approval Status - If you use the Electronic Billable Approval feature of the Service Request application, you can filter the report data to only include requests that are associated with a specific billable status.

  6. Billable Item Status - The Report can be run to show Requests that have No Billable Status, Requests that are To Be Billed and Requests that have been Billed already. Again any combination can be selected.

After all the criteria has been selected, click "Next" and you will be redirected to the "Your Reports and Downloads" page where your Compare Dates will appear and when ready click the "View" icon to view the report results.


The report will default to the Charts section, where it will display two charts for each date - one will display the total requests broken down by service type and the other will display the total requests broken down by the request status. However you still have access to the Data Set, Summary Data and Options menu where you can view and customize the report as needed.

Remaining on-screen reports:


Maintenance Overview Report - This report will show any service request activity for a given date range, broken down by service type and request status.

Tenant Overview Report - This report will show service request activity for an individual tenant in a building, broken down by service type and request status.

Company Overview Report - This report will show service request activity for a company in a building, broken down by service type and request status.

Suite Overview Report - This report will show service request activity for an individual suite in a building, broken down by service type and request status.

Service Type Overview - This report will show a summary of all requests within a specific date range, sorted by service type and by building if applicable.

Average Time to Completion - This report will show a breakdown of the average time to completion for requests within a specific date range, broken down by Designee.

Repeat Request Report - This report is designed to assist Property Management identify reoccurring/repeat service requests based on the filtered criteria.

Below is a description of the Billable Downloads:

  1. Tenant Billable Statement - This Downloadable Report allows you to create a billable statement for a specific tenant company within a given date range. Select the company, date range and date type first. You can then apply multiple filters - service request status, billable item status and billable approval status. When you create the report, it will generate an excel spreadsheet and a PDF download.

  2. Printable/PDF Invoices and Billable Item Sign Off Sheets - This Downloadable Report allows users the ability to retrieve any Sign Off Sheets or Invoices associated with Billable Charges for one or Multiple Buildings. Select the company, date range and date type first. You can then apply multiple filters - service request status, billable item status and billable approval status. Once the list of Sign Off Sheets or Invoices appears, you can then select the desired Sign Off Sheets or Invoices to include. It will generate one PDF that will include each Sign Off Sheet or Invoice as a separate page within the document. You can then save or print as needed.

  3. MRI and Yardi Formatted Downloads - This Report allows the user to download data records for Billable Items in a format compatible with most MRI and Yardi Accounting Systems. Downloadable Files include both .CSV and .XLS formats and must be requested and created specifically for property needs.
